OSFI Removes Stress Test for Uninsured Mortgage Renewals
Overview:
Effective November 21, 2024, the Office of the Superintendent of Financial Institutions (OSFI) will remove the stress test requirement for homeowners with uninsured mortgages when switching lenders at renewal. This change will provide more flexibility and access to competitive rates for homeowners. Previously, borrowers with insured mortgages had this requirement removed.
Key Points:
Uninsured Mortgage Renewals: Homeowners with uninsured mortgages (those with a down payment of 20% or more) can now switch lenders at renewal without having to pass the mortgage stress test.
No Requalification Under the Stress Test: Previously, uninsured borrowers had to requalify under the stress test when switching lenders, which limited their options. The removal of this requirement now opens up more competitive rate opportunities at renewal.
Do I Still Need to Qualify to Switch?: Yes. You will still need to meet lender qualification requirements based on income, credit, and property information when switching lenders. However, you will qualify at the contract rate, not the stress test rate (which is usually 2% higher).
Benefits:
- Increased Lender Competition: Homeowners will have more options to negotiate better rates at renewal without the restriction of the stress test.
- Level Playing Field: Both insured and uninsured mortgage holders can now benefit from this flexibility.
Impact on Homeowners:
- Homeowners will no longer face stress test restrictions when shopping for better mortgage deals during the renewal process, potentially saving on interest costs.
